Wholesale finance into australia Buyer and Importer
I have 4 types of proposals I want to finance:
!. Secured mortgage over a motel/resort: on 32 acres, with 1.5m gross & 800k nett income, 100% finance at $5.5m purchase.
Secured mortgage over wind farm land: 1000 acres of land, With 200k income, with 20 lease, Leased back for 27 turbines generating power for the local grid, Asking 100% funding for $4.5m
2. Purchase of the wind farm turbines [from above]: 27 turbines, Nett income $10m, Asking $100m, Secured by shares/ownership of wind farm company, Maintenance & operations management by Transfield Services an international engineering company
3. Retirement village: 50 homes, Gross income $500k per annum, More development available to double the size, Development will bring $3m nett as well as ongoing commissions
4. Financial investment vehicle: Placed by us as the source of the funds, To Bonifide retail finance house[s] in Adelaide, Australia, Re-lent on secured property mortgages only, Income 10-15% per annum, Investment lots of 10-50m, Terms of 1-5-10 years
We are looking for funds at Libor + 1% as advertised, or less than 5%
